How much is EMF testing / RF radiation consulting testing?

Often this is the one of the first questions I get asked (particularly when I did residential testing up until Dec 2019) and the answer is: “It depends.”

Q. How much is an EMF survey / how much does a residential EMF survey cost?  (Commercial EMF consulting is generally higher)

A. In the beginning over 20 years ago, I charged around $140 – $220 depending on the size of the home as a larger home takes longer to do a survey on. I found that the “pain point” or limit that most homeowners were willing to pay was around $250 and above that point the “decline” status started to sharply increase. The exception was doing EMF surveys in distant cities which had no EMF consultants to speak of in which case I would try to “bundle” several clients at once in order to give them a discount.

Then it was more like $350 + depending on the logistics. I remember one weekend in Houston where I did 7 jobs and 3 of them were back to back on time with breaks in-between which is VERY challenging because you want to answer the homeowner’s questions without rushing them and at the same time make your other appointments on time.

But I am not an event planner by trade and prefer not to do more than 2 jobs in a day; preferably only 1 project in a day in order to avoid any schedule conflicts.

Not too long ago, I had a friendly competitor (a company that preferred residential and did not like traveling outside of the DFW Metroplex) that recently retired. Their flat rate was $400 with a stipulation on size and travel distance. Frankly, I was a bit annoyed (at myself to some extent) that someone who did not have nearly my experience and education in this field was charging a significantly higher rate in Dallas / Fort Worth than I typically charged unless it was bundled with another service like air quality and radon / mold testing or a very large property. But he was a nice guy who did me a solid or two and he had the right to evaluate what his time was worth. The individual who took over that business I believe now charges $500.

There was a company in Houston that allegedly used to charge upwards of around $1000 for a residential but now appears to be out of business. (Houston EMF)

In Aug 2023 I found a EMF consulting company who is currently targeting residential customers in the Michigan / Indiana region and they are also advertising for EMF testing for $1200+ for performing EMF consulting surveys in a 2 bedroom home. I also notice that they sell a variety of products that range in price from $65 – $6500. From what I have read, they have an interesting business model in that they travel the country in what appears to be an EMF shielded gypsy wagon and offer services in areas around the USA based on their EMF survey rock tour schedule. On what I would consider the high end, there is another company currently advertising (as of April 2024) to do a studio apartment for $1100 and a medium sized home of 2500 sq. feet with 2 bedrooms for a cost of $1300. BTW. the latter most expensive company does not appear to have any credentials or qualifications for performing an EMF survey that I can find on their website. (if I am wrong, please comment below to correct this or contact me directly) Also, they are so new that I don’t even see them on Archive.Org and their website only shows the year 2024 which indicates that they just started up very recently.

So now, you can probably expect to pay between $500 – $1300+ for a residential survey (not including extended travel, having to survey multiple sites, very large homes, alleged “anti-EMF” devices and shielding that might be sold, etc.) but what kind of answers you get from any given company, I can’t say with any confidence as I have never hired or worked with them. This is why I don’t like it when residential homeowners call me and ask: “Well, if you don’t service homes, who do you recommend?”

It is an interesting business model, however searching throughout the website, I cannot find any credible certificates, credentials or even degrees from accredited institutions on the website except a reference to an environmental medical clinic out of Austria. And by credible, I would like to see the name / designation of the certificate, date of issue, accrediting agency and a photo of it like I do with my EMF credentials. Also, there is no date or amount of experience indicated, but based on an Archive.Org search of the website, it first appeared in Jan 2018.

Again, I am a bit surprised by some of the pricing set by these relative newcomers because I have done thousands of surveys over more than 20 years, have a degree in Electrical Engineering, and have a strong background in biomedical / bioelectromagnetics and I never charged that kind of rate except for the largest houses (upwards of 10,000 sq. feet) located in other cities. But this is capitalism, it’s a free market, and they can run their business how they see fit without my approval.

But I would be very careful about a business that does an assessment and then also sells products to “mitigate” that issue. In the more heavily regulated areas of mold services, it is ILLEGAL in the State of Texas to do the initial testing AND to perform the mitigation as that is considered a conflict of interest. I have never sold products, and if I make recommendations to purchase anything I always give a brand / model number so the client can decide where to purchase it from such as Amazon, LessEMF.Com or other appropriate retailer.

Q. What factors influence the price or cost of EMF testing or an EMF survey?

  1. Distance to site which affects travel time and costs
  2. Square footage of the area to be surveyed plus the number of potential point sources
  3. The type of concern and criticality / risk involved including effects on personnel, workers with biomedical implants, and sensitive equipment
  4. The time factor in which the EMF survey needs to be completed (rush jobs cost more)
  5. Deliverables such as how detailed the report and the amount of consulting needed to address the client’s concerns
